ID Fraud Verification

Utilizes Fintech technology to perform real-time identity verification using a variety of data sources including telco, banking, credit card merchants, and utility to validate PII against information provided by the applicant. This is a fast, low friction solution to significantly reduce online application fraud.

Credit Report

Includes the core consumer reports from the consumer credit database, consisting of identification information, credit summary, address information, credit file inquiries, public record information and credit account trade lines of the subject of the report.

National Eviction Search

Over 33 million eviction action records pertaining to tenant judgments for possession and money, unlawful detainers, tenant judgments for rent, failure to pay rent, and writs/warrants of evictions.

Eviction Verification

Searches county records to gather additional information and verify details of potential evictions. This ensures that the final judicial findings/decision are reportable per the FCRA regulations. Turnaround time for eviction verification varies by county. Additional charges apply based on number of eviction records identified and county specific court fees.

Multi-State Criminal Search

The most powerful multi-state, multi-jurisdictional search in the industry consisting of over 1,500 unique sources encompassing over 900 million public records. It is intended that this search will be followed by a state/county criminal search verification for any potentially reportable criminal hits that this multi-state criminal search returns (see next feature). Although potential records may be identified, only records that comply with state law and the Fair Credit Reporting Act will be included.

County/State Criminal Search Verification

When a criminal record from the multi-state criminal search is recognized, this searches state and/or county records to gather additional information to verify the details of the possible crime and ensure the final judicial finding/decision has been made and resulted in a conviction. Turnaround time for criminal search verification varies by county. Additional charges apply and are based on number of criminal records identified and state/county-specific records fees. Without this verification step, it is possible that you could potentially disqualify a renter because of a criminal hit when in fact they have not committed a crime. This creates risk that the renter could take legal action against you.

National Registered Sex Offender Records

Search registries from all 50 states, Washington DC, and US territories. Reports will include the offender’s date of registration and current status. Pending cases are not reportable by the court.

OFAC/Terrorist/Wanted Fugitive/Sanctions Search

Consists of over two hundred data sources which helps impede terrorists and fugitives by identifying individuals linked to criminal activity or classified on government watch lists, improving compliance with the Patriot Act.

RIQ Customizable Scoring Model

A customizable scoring model that analyzes a variety of datapoints including the percentage of negative tradelines to positive tradelines, bankruptcies, income-to-rent ratio, evictions, collections and whether or not they are paid, and banking history. Medical and student debt are disregarded.

Decision Grid Matrix

A comprehensive and highly configurable Decision Grid built within the platform that allows clients to establish and evaluate their criminal selection criteria programmatically in an efficient and consistent way. The criteria may be established at the corporate or down to the property level. This tool helps operators meet FCRA compliance, Fair Housing, and HUD guidelines in making their decisions.
